Yes. The first photo is free. There is a single fee of $25 to scan from photo(s) 2 up to 12 max.

How can I delete and replace all of the existing photos in the MLS?
Yes, but there is a fee of $25. To delete and replace all of you photos in MLS click here. (If the photo(s) need to be scanned there is an additional single fee of $25 to scan the photo(s) up to 12 max. The total is $50 to delete, scan new photo(s) and upload the new photo(s).)

 

I have a private lockbox; how can REALTORS get the code without calling me?

How long does it take the MLS photographer to take a photo of my property?
This service is no longer available.

Can the Listing Agent information be removed off my listing?
No. The Listing Agent information is automatically placed in the listing by the MLS system. We DO NOT have the ability to add or delete the information. MLS rules require this information to be placed on all listings in the MLS. If an Agent or Buyer contacts us we will give them your phone number and have them contact you.

Why are there 3 commissions shown in my listing?
These fees are used to record the percentage, dollar amount, or both of commission, decided by the seller in the listing agreement, to be paid to the selling broker. (The selling broker is the REALTOR that brings you the buyer) These fees ARE NOT combined, but they show that you are willing to offer a commission to a REALTOR who is the procuring cause of the transaction. The State of Florida requires that a real estate licensee MUST work with their client in ONE of the three representation types listed below:

  • Trans Broker Fee % or $ - A transaction broker provides limited representation to a buyer, a seller, or both in a real estate transaction, but does not represent either in a fiduciary capacity. The licensee can "work for the contract" without being an advocate for either party. Limited representation means that a buyer or seller is not responsible for the acts of the licensee. Additionally, parties are giving up their rights to the undivided loyalty of the licensee. This aspect of limited representation allows a licensee to facilitate a real estate transaction by assisting both the buyer and the seller, but a licensee will not work to represent one party to the detriment of the other party when acting as a transaction broker to both parties.
  • Buyer Agent Fee % or $ - Buyer agency exists when the broker represents the buyer exclusively in a real estate transaction. Buyers receive the greatest benefits from this form of single agent representation. A single agent represents, as a fiduciary, either the buyer or seller, but not both, in the same transaction. Being a single agent broker does not mean, however, that there must be two brokers in every transaction. A single agent broker who represents the buyer may work with a seller as a non representative.
  • Non-Rep Fee % or $ - A broker who does not have a brokerage relationship with a buyer or seller.

Can I offer a bonus to a REALTOR?
A commission bonus must be offered to the "selling office" by Florida state law and cannot be offered to the "selling agent". The "selling office" is the brokerage of the agent that brings a buyer to you. If you would like to add a bonus to your MLS listing please send us our change form located at www.change.jackkeller.com with the entire commission bonus request offered to the "selling office"and any bonus stipulations. (Example: To be closed on or before a certain date to collect the bonus ...etc.) Make sure all owners sign and date the change form, then send it to us and we will be glad to honor your request.

What is the "-$299" after the commission I offered to another REALTOR?
This is a transaction fee we charge another REALTOR if they sell your property. The fee is paid by the other REALTOR (if one's involved) and WILL NOT come out of the seller's pocket. The fee is common to most listings in the MLS and WILL NOT discourage REALTORS from showing your property.

Can I change how my listing looks on REALTOR.comŽ?
Unfortunately we cannot edit your standard listing on REALTOR.comŽ. You may upgrade your REALTOR.com listing through us to add more information & photos. Click here for details.

I just listed my property and it's not on REALTOR.comŽ yet; what gives?
REALTOR.comŽ says that it can take up to ten business days before a new property appears. While it doesn't usually take that long, weekends, holidays and other delays can occur. Please remember that REALTOR.comŽ and the MLS are NOT the same entity.

Why does your name appear in my listing on REALTOR.comŽ?
REALTOR.comŽ does not allow owner information to be displayed on their standard listings. If a prospect contacts us about your property we will instruct them to call you for information. REALTOR.comŽ is a website owned and run by The National Association of REALTORS and is designed to showcase REALTOR'S listings.

Another REALTORŽ told me that no one will show my listing, is this true?
Absolutely not! Our statistics show that 92% of our non-representation listings sell! There are thousands of local REALTORS and if one won't show your property there's thousands that will. Besides, you have agreed to pay a commission to a REALTOR that brings you a buyer, so why wouldn't they show it? Chances are that another REALTOR said no one is going to show your listing because (a) there upset you didn't give them the listing, or (b) they are trying to obtain the listing. Both (a) & (b) are against the NAR CODE of ETHICS.

I see a space on my listing for room dimensions, why is it blank?
We strongly recommend that room dimensions NOT be displayed in your MLS listing. Everyone measures a room differently, and since the MLS system only has space to accept 2 digits by 2 digits, it's unlikely that an accurate measurement can be displayed. Would you want a buyer suing you because his piano won't fit in a room based on the measurements you provided? Unfortunately, some counties require some room dimensions. If you would like us to put room dimensions in, please send us our change form with a statement asking us to add your room dimensions to your listing and include the dimensions.

Do you offer a REALTORS lockbox?
Yes, although we normally recommend that you purchase a "contractors" style lockbox from your local home improvement store on-line. They cost about $35, you set the code, and you keep the lockbox after the property is sold. The benefit of the "contractors" style lockbox is that you can give the code to anyone you wish ( i.e. potential buyers, inspectors, realtors, etc..) The REALTOR lockbox costs $150 and when it's returned we give you $100 back if it is in the same condition as when it left our office. Unfortunately we can only provide a lockbox to properties in Pinellas, Pasco & Hillsborough counties. We are the only ones able to remove the lockbox from the door and we do charge to come out and remove the lockbox. The charge depends on where the property is located. You can take the door knob off the door and bring it to our office so that we can remove the lockbox for no charge.

How do I know my property is still in the MLS?
Your property is in the MLS until it expires or we manually remove it.

How can I make a change to my listing?
Use our change form to do this.

How do I know my requested change has been made?
If you are trying to confirm a price change, the price will be updated on REALTOR.com usually within a couple of hours of the change being made in the MLS system. You may confirm it there. If after 3 business days you do not see your price change please contact our office immediatly. For all other changes, there is no simple way to confirm the hundreds of customers FREE changes we receive each week. If you require a confirmation you will need to see the question titled "How can I get another/updated copy of my MLS listing?" below or call our office during normal business hours.

How can I get another/updated copy of my MLS listing?
Send a check for $25 then e-mail, call, fax or mail a request for another/updated copy of your MLS listing. Make sure to include your Name, Address and MLS#. Also include how and where you would like us to send the copy.

Can I list my property FOR RENT in the MLS?
Yes. Listing your property for rent on the MLS requires a separate set of forms to be filled out for the rental section of the MLS and an additional fee. The rental section of the MLS is an entirely separate section of the MLS and requires the listing to be manually entered again into the rental section of the MLS. How can I increase the viewings of my MLS listing?
Obviously the first step is to ensure you’ve priced your property for today’s market. A properly priced home will gain attention. The next step is to make sure you’ve prepared your property to show at its best. This is an important step to take for potential buyers viewing your home in person, but it also plays an extremely important role in your on-line listing. With over 80% of buyers previewing available homes on-line, you really only have one chance to make a positive first impression. A picture is worth a thousand words and you want yours to tell a buyer “I’ve been well maintained, I have great features, I’m worth the value, Buy Me”.
Taking necessary steps to include clear photos of the key selling features of the home will get your listing noticed. I need a signed confirmation that I withdrew my MLS listing; How can I get one?
There is no charge to remove your property from the MLS, however a signed withdrawal confirmation is not a part of our MLS listing service. If a signed withdrawal confirmation is needed we would be glad to provide a confirmation on our company letterhead signed by our broker. There is a $25 up front fee for this service. If a signed withdrawal confirmation is needed, please send a detailed request to us with the property information and the method in which you would like us to send the request to you. What do I do when I have a sales contract?

How soon should I contact a title company after receiving a contract?
It is always best to contact the title company you will be using well before you receive a contract. When you do receive a contract, it should be either faxed or delivered to the title company within 48 hours however, there is no set time. If the title company is holding escrow (binder/deposit), it is important that the money be delivered to the title company within 48 hours. *This support issue is provided by Pioneer Title.

Do I have to use a title company to close on my property?
No, you may use a title company or a real estate attorney. Both are capable of dealing with the transaction. The difference is services offered and price. You can typically save money by using a title company and a title company only deals with closing real estate transactions.

My listing is getting ready to EXPIRE, can I extend it?
Yes. Click here to go to the change page to access the Expiration Date Extension Request form. Make sure we receive the change during business hours well BEFORE your listing expires; there is a fee to re-list an expired listing. Keep in mind that if you let the listing expire when its re-activated you will receive a new MLS# and the listing will look as though it is new. If the property is in Lake, Orange, Osceola, Seminole, Sarasota, Manatee, Charlotte, W Volusia, Pinellas, Pasco, Hillsborough or Polk county the listing must be off the market for at least 30 calendar days to make the listing look new.

I had a contract pending, but it fell through. How can I re-activate my listing?
Please tell us that the contract fell through and the reason why on our change form and we will re-activate your listing. Please remember that if your listing is EXPIRED there will be a charge.

I took my property off the MLS. How can I put my property back on the MLS?
Please tell us to put your property back on the MLS by using our change form and send a check for $35 or pay online here. In Lake, Orange, Osceola, Seminole, Sarasota, Manatee, Charlotte, W Volusia, Pinellas, Pasco, Hillsborough and Polk you must re-list the property if it has been off the market for 30 calendar days. How can I re-list my EXPIRED listing?
Please fill out our RE-LIST Request form, give us a new expiration date and send a check for $75 or pay online here. When the listing is re-activated the slate is essentially wiped clean and you will receive a new MLS# so the listing will look as though it is new. If your property has been listed over a calender year please contact us to see if you still qualify to re-list your property for a reduced fee.

In Lake, Orange, Osceola, Seminole, Sarasota, Manatee, Charlotte, W Volusia, Pinellas, Pasco, Hillsborough and Polk counties the original listing is used unless the property has been off the market for at least 30 calendar days.
